Fifty-two questions, in Mayer's words.
What the desk is, who it is for, how you qualify, and what happens after you write. For anything particular to your file, the direct line is open: (844) 405-1935.
The desk
What is Mbanc Private Client Lending?
Mbanc Private Client Lending is a $1,000,000-minimum loan desk at Mortgage Bank of California Inc. dba Mbanc (NMLS #38232). It is for borrowers with real liquidity and an income story a tax return does not show. We qualify on bank deposits, gross 1099 income, liquid and semi-liquid assets, or rental cash flow, not personal tax returns. The first conversation is with Mayer Dallal, Managing Director of Mbanc.
Who is this desk for?
Self-employed founders and operators paid through an entity or 1099s. Investors whose property can qualify on rent. Asset-rich buyers who will not sell positions to prove income. The screen is a $1,000,000+ loan amount, credit 680 or better, and a state where we lend for that occupancy.
Who is this desk not for?
It is not for a first-time conventional buyer with a W-2 and a thin file. It is not for a rate shopper. It is not for credit that cannot clear a 680 conversation on this book. Those files belong on the core desk at mbanc.com, or they do not belong with us.
How is this different from core Mbanc on mbanc.com?
Same company, same in-house underwriting, different door. Core markets from 660 and takes eligible files below $1,000,000. Private Client starts at $1,000,000 with a 680 credit minimum, and the first call is Mayer. The programs are the same family (bank statement, 1099, assets, DSCR), with jumbo ceilings stated on this page.
How is this different from a private banker at a big deposit bank?
A preferred or private-bank title at a deposit bank still often underwrites a mortgage application using tax returns. Mbanc is a mortgage bank, not a depository. We do not take custody of your investment portfolio to make the loan. You keep your accountant, your advisor, and your book.
How is this different from a wealth-management private bank loan?
Those desks often want a large asset relationship moved in-house. This desk is for the principal who will not move the book to buy or refinance a house. We read deposits, 1099s, a statement of assets, or rent.
How is this different from a non-QM mortgage broker?
Mbanc is a consumer-direct mortgage bank. We underwrite and fund in-house. When we say the file works, it is our underwriting and our capital: 97% of what we submit funds.
Are you a bank that takes deposits?
No. Neither Mbanc nor Mortgage Bank of California Inc. is a chartered bank, trust company, or depository institution. We are not authorized to take deposits. We are a mortgage bank that provides financing against a property.
Who do I talk to?
Mayer Dallal, Managing Director, NMLS #42394. Direct line (844) 405-1935. Fifteen minutes. No initial credit pull. Company NMLS #38232.
Can I get a rate on this page?
No. We do not publish or quote rates in marketing. Fit first. Terms after the file is deemed eligible.
Amounts, credit, occupancy
What loan amounts do you do on this desk?
Minimum loan amount is $1,000,000. Standard maximum is $3,000,000. Primary-residence purchase can go to $4,000,000 on Founder, Operator, and AR at 720 credit. Investment purchase on the IL (DSCR) program can go to $3,500,000 at 700 credit. These are loan amounts, not purchase prices, and they are not an offer of credit.
What if my loan is under $1,000,000?
Use the core desk. Call (844) 918-1886 or start on mbanc.com. Same company. Different door.
What credit score do you want?
Private Client is marketed at 680 or better. The highest primary purchase ceilings use 720. The top IL investment ceiling uses 700.
Will you still look at a large file below 680?
Typically not on this page and not as Private Client marketing. A large balance does not rewrite the advertised floor. If there is a path, it is a core-desk conversation.
What loan-to-value do you prefer?
Maximum LTV is set by program, occupancy, credit, and transaction type. Cash-out is typically tighter than purchase. Exact LTV is a file conversation.
Do you finance primary residences, second homes, and investment property?
Yes. Twenty-two states: primary, second home, and investment. Twenty-four additional states and D.C.: investment / business-purpose only (non-owner-occupied).
Which states allow a primary residence or second home?
Arizona, California, Colorado, Connecticut, Florida, Georgia, Idaho, Illinois, Maryland, Michigan, Nevada, New Jersey, North Carolina, Ohio, Oregon, Pennsylvania, South Carolina, Tennessee, Texas, Utah, Virginia, Washington.
Where do you only finance investment property?
Alabama, Alaska, Arkansas, Delaware, District of Columbia, Hawaii, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maine, Massachusetts, Mississippi, Montana, Nebraska, New Hampshire, New Mexico, New York, Oklahoma, Rhode Island, Vermont, West Virginia, Wisconsin, Wyoming. We do not lend in Minnesota, Missouri, North Dakota, or South Dakota.
What if my state is not on those lists?
We do not lend there today. Do not submit the file hoping the license appears mid-stream.
Purchase, refinance, or cash-out?
All three, when the program and occupancy allow it. Purchase and rate-and-term are the cleanest paths. Cash-out is available with tighter credit and LTV. Closed-end seconds exist on the core product set if the goal is to leave a low first lien alone.
How you qualify
Do I need tax returns?
No personal tax returns on these programs. That is the point of the desk.
Do I need business tax returns, W-2s, or IRS transcripts?
Not as the qualifying stack on this desk. We do not use W-2s, IRS transcripts, or employment verification to make the income number. Underwriting still runs a full file: credit, assets to close, property, title.
What is the Founder Loan?
Bank-statement qualification for a business owner. Twelve or twenty-four months of deposits. You can use a business or a personal account. We read cash that hit the account, not net profit after the accountant did the job. Primary purchase ceiling $4,000,000 at 720.
What is the Operator Loan?
1099 qualification. One or two years of 1099s. Gross receipts, not the net. Built for people paid as contractors across one or many companies. Primary purchase ceiling $4,000,000 at 720.
What is the AR Loan?
Asset utilization. Eligible asset balances divided by 84 to create qualifying income. Nothing is required to be sold. For principals whose wealth sits on a statement, not a paycheck. Primary purchase ceiling $4,000,000 at 720.
What is the IL Loan?
Investment-property DSCR. The property qualifies on lease or market rent. Personal tax returns stay out of the income test. Purchase ceiling $3,500,000 at 700. LLC closings are the norm when title is drawn that way.
What if I fit more than one program?
One underwriter routes you to the strongest path. You do not apply four times. Say how the money actually moves. We pick the program.
Can a pre-exit founder qualify before the company is sold?
Yes, that is an AR or Founder conversation. We read deposits or the balance sheet you already have. We do not need the exit to have closed if the qualifying source is already on a statement.
How long do I need to be self-employed?
Bank-statement and 1099 paths are built for people who already operate that way. Some files work on twelve months. Two years is cleaner. Brand-new income with no deposit history is a poor fit for this desk.
I write off everything legally. Does that kill me here?
That is why this desk exists. A conventional desk reads the return after deductions. We read deposits, 1099 gross, assets, or rent.
Can you use K-1s, crypto, royalties, or equity compensation?
Sometimes, as a write-in or core conversation when the money is documentable. Private Client's four named rooms are deposits, 1099s, assets, and rent. If your income is unusual, spell it all out when you speak with Mayer.
Do you lend to foreign nationals on this desk?
Yes, on foreign-national investment property, as long as the loan amount is over $1,000,000. Mayer will take the first call. Occupancy is investment only.
Property, entity, structure
Can I close in an LLC or trust?
Investment files routinely close in an LLC. Trust and entity vesting are file-specific and have to match title, program, and state. Bring the entity documents early. We cannot lend to an irrevocable trust; trust vesting must be a revocable trust.
Do you finance short-term rentals?
Yes, when the rent used for DSCR is supportable: a lease or a market rent analysis the program accepts. STR is not a separate product. It is an IL file with a sharper rent story.
Is there a cap on how many financed properties I can have?
Conventional guidelines cap investors at ten financed properties and drag every deal through personal returns. DSCR on this desk underwrites the subject property. Portfolio size is a risk conversation, not an automatic stop at ten.
Do you do condos, new construction, or unique property?
Warrantable and non-warrantable condos are eligible. We are not a construction-draw lender: we can lend once the property is complete. Unique properties are case by case: you would need a conversation with Mayer.
Do you offer interest-only?
Yes, for borrowers who want lower monthly carry and optionality on principal: an initial interest-only period on a long-term structure, after which the loan amortizes and the payment increases. Ask on the call for the exact structure.
Can I keep my current first mortgage and take a second?
Closed-end seconds exist on the core product set: cash out without refinancing a low first lien, up to that program's cap.
Process
Will you pull credit on the first call?
No initial credit pull. The first conversation is fit: occupancy, state, amount, how you earn. Credit is pulled when you choose to proceed.
What happens after I submit the form?
The form comes to Mayer with your profile, amount, state, occupancy, and consent. You can also book the calendar on the page.
What documents do you collect first?
Identity, the income stack for your room (statements, 1099s, asset statements, or lease/rent), funds to close, and the purchase contract if you are buying. Aura is our secure online portal: there you fill out the application and get a complete list of every document you will need, with the explanations and all of the conditions required to submit your loan file.
How fast do you close?
Complete files on this book have been closing in about 15 days. Appraisal, title, and a complete file set the clock. That is typical experience, not a commitment.
What is the 97% pull-through number?
Of loans Mbanc submits to underwriting, 97% close. That is the point of in-house underwriting. We are thorough and diligent up front, so that when a loan goes through our system, it closes. We explain the process clearly and make sure the loan is right for you as an individual.
Do I work with one person?
Yes. One banker owns the file through closing. On this desk that starts as Mayer. Processing and underwriting sit behind that person.
What credit events usually kill a file?
Recent housing late payments, an open foreclosure, or a bankruptcy still inside seasoning are the common stops. We are not going to allow a 500s FICO into a Private Client approval. Transparency is essential: it will all come out anyway, so you might as well be up front right from the beginning.
What if I already have a mortgage in process elsewhere?
If the other shop is a broker waiting on an investor, or another mortgage bank, and the income is bank statement, 1099, assets, or DSCR, we can look. We will not race a conventional approval that is already clear to close.
Partners and proof
Can my CPA, realtor, attorney, or advisor send me?
Yes. That is a win for them. We work with many third-party representatives who represent our clients.
Have you actually funded $1,000,000+ loans?
Yes. Since 2021 we have funded 440 loans of $1,000,000 and above.
Why should I believe the close-time and volume numbers?
They are operating figures from funded files, not a round number invented for this page. Closing speed turns on appraisal, title, and whether you upload what Aura asks for.
Is there a net-worth or AUM minimum?
No separate AUM screen. The ticket is the loan amount: a $1,000,000 loan in the right loan program, on the right terms. We do not require you to park assets with us.
What does the first fifteen minutes decide?
Whether you are a Private Client file, a core file, or not a file. Occupancy, state, amount, credit band, and which of the four rooms matches the money. If it is not you, you will hear that on the same call.
How do I start?
Request the conversation on this page or call (844) 405-1935. Have occupancy, property state, loan amount, and how you get paid. Do not bring a rate target. Bring the truth about your goals and your financial profile.
No question matches. Ask Mayer directly: (844) 405-1935.
