Interest-only jumbo loans, explained plainly.

Every Private Client Lending program offers an initial interest-only period on a long-term structure. Here is how it works, whom it suits, and what changes when the balance begins to amortize.

Loan amounts, not purchase prices. Ceilings apply to purchase transactions; $3,000,000 applies otherwise. Figures are indicative eligibility ranges from current investor guidelines, not an offer of credit.

How it works

For an initial period, the monthly payment covers interest only. The balance does not fall during that period unless you choose to pay principal. When the period ends, the loan amortizes: each payment then includes principal and interest over the remaining term, and the payment increases.

We say that at the outset because it is the part that matters most. The length of the interest-only period, the full term and the payment before and after are set for each file and disclosed to you in writing with your terms.

Whom it suits

Borrowers whose income arrives unevenly or in large sums, such as founders, partners and professionals paid on distributions; borrowers who prefer to reduce principal on their own schedule, for example after a liquidity event; and investors managing the cash flow of a rental.

It is not for everyone. The balance does not decline on its own during the interest-only period, and the later payment is higher. If you want the balance to fall steadily from the first payment, a fully amortizing structure may suit you better, and Mayer will say so.

? Questions Interest-only

Questions, answered plainly.

What is an interest-only jumbo loan?

A jumbo mortgage whose payment, for an initial period, covers interest only. The balance does not fall during that period unless you pay principal by choice; afterwards the loan amortizes and the payment increases.

Can I pay down principal during the interest-only period?

Yes. On an interest-only structure, principal reduction is elective rather than scheduled.

How long is the interest-only period?

It is set for each file and disclosed in writing with your terms. Mayer walks you through the exact structure, including when amortization begins and what the payment becomes.

Is interest-only available without tax returns?

Yes. It is available on every Private Client Lending program, and none of them qualifies you on a tax return: income is read from bank statements, 1099s, a statement of assets or a property's rent.
