I The Foyer A note before we begin

Welcome.

You have built something no tax return describes, because your accountant did his job. You should not have to move your portfolio to finance a home, or begin again from zero each time you buy one.

So we begin with a conversation, not an application. Fifteen minutes on my direct line, and no credit pull. If the profile on this page is you, I will tell you what your file would take. If it is not, I will tell you that on the same call.

II The Drawing Room Who takes your call

I was this client before anyone built a loan for me.

Mayer Dallal, founder of Private Client Lending, in a garden courtyard.

I’m Mayer Dallal. I have been self-employed for twenty-five years, and for much of that time I was the borrower this page describes: real income, real money in the bank, and a tax return that told a lender the wrong story. The financing that should have existed for me did not.

So, I learned this business from the inside. Twenty-five years across underwriting, processing, and origination, and since April 2013, Managing Director of Mbanc, a direct mortgage bank that underwrites in house. Since 2021 we have funded 440 loans of $1,000,000 and above, and more than nine in ten qualified without a tax return.

I founded Private Client Lending to close one gap: people who make money and hold money but cannot get financing that reads them correctly. That gap is personal to me. It is why I built this, and why I still take every one of these calls myself.

III The Study The gap

Between preferred banking and the private bank, almost nobody is lending.

Retail banking calls you a preferred client, then underwrites your mortgage on tax returns like a salaried borrower. The relationship is measured in deposits. The private bank will read your balance sheet, but the entry price is custody of your assets.

Between them sits a principal with real money and no intention of moving his portfolio to buy a mortgage.

Three advisors keep, grow and protect what you have. The fourth finances it.

  1. 01

    Your accountant

Keeps what you earn. The entities and every legitimate deduction.

  2. 02

    Your wealth manager

Grows what you keep. The allocation, and what must not be sold.

  3. 03

    Your attorney

Protects how it is held. Entities, trusts, vesting and succession.

  4. 04

    Your private mortgage banker

Finances what you own. Permanently, not per transaction.

  1. i

    Introduce a client

Call Mayer's direct line, (844) 405-1935, or send your client here with your name in “Referred by”. A first conversation about a scenario needs no names; with your client's permission, we speak with them directly.

  2. ii

A scenario answer within one business day

From Mayer himself: which program reads the income, and what the file would take.

  3. iii

    Your client stays yours

We finance. We do not advise, invest, manage money or prepare returns, so nothing about your client's plan changes hands. With your client's permission, you stay in the loop.

  4. iv

    No compensation, in either direction

No referral fees and nothing else of value. For home loans federal law (RESPA) forbids it; for every loan, it is our rule.

V The Rooms Exhibit B · Four programs

  • Business tax returns
  • W-2 forms

Note. None of these is used to qualify your income, and nothing has to be sold to qualify; underwriting still runs a full file: credit, assets to close, the property and title. Ceilings are on purchase transactions; $3,000,000 applies otherwise. All figures are loan amounts, not purchase prices.

VI The Doors Exhibit C · Where the financing actually comes from

Three doors. Only one opens without moving your portfolio.

The first door

Preferred retail banking

What earns the treatment
A deposit balance and a title on the statement.
How the mortgage is read
Against tax returns, by formula, on a salaried track.
What must move into custody
Nothing, and nothing changes.
The next transaction
Begins again from zero.
The second door

The private bank

What earns the treatment
A substantial asset relationship, moved into their custody.
How the mortgage is read
As an accommodation to the relationship.
What must move into custody
Your portfolio, into theirs, first.
The next transaction
Depends on the balance staying where it is.
The third door

Private Client Lending

What earns the treatment
Your profile: income shape, credit, liquidity.
How the mortgage is read
On its own merits: deposits, 1099s, assets, or rents.
What must move into custody
Nothing. Positions stay where your advisors put them.
The next transaction
Already planned and already documented.

What we are not

Mbanc is not a private bank and does not want your deposits. No accounts, no custody, no assets under management. That is precisely why nothing has to move into our custody for the financing to work.

VII The Loggia Also available on every program

Interest-only, so principal reduction is elective rather than scheduled.

An initial interest-only period on a long-term structure, on every program. The payment increases when the balance begins to amortize, which we say at the outset. Mayer will walk you through the exact structure for your file.

Fifteen minutes on the direct line. No application, no credit pull. If the profile above is you, we will tell you what your file would take. If it is not, we will tell you that on the same call.

All fifty-two questions

What is Mbanc Private Client Lending?

Mbanc Private Client Lending is a $1,000,000-minimum loan desk at Mortgage Bank of California Inc. dba Mbanc (NMLS #38232). It is for borrowers with real liquidity and an income story a tax return does not show. We qualify on bank deposits, gross 1099 income, liquid and semi-liquid assets, or rental cash flow, not personal tax returns. The first conversation is with Mayer Dallal, Managing Director of Mbanc.

Who is this desk for?

Self-employed founders and operators paid through an entity or 1099s. Investors whose property can qualify on rent. Asset-rich buyers who will not sell positions to prove income. The screen is a $1,000,000+ loan amount, credit 680 or better, and a state where we lend for that occupancy.

Who do I talk to?

Mayer Dallal, Managing Director, NMLS #42394. Direct line (844) 405-1935. Fifteen minutes. No initial credit pull. Company NMLS #38232.

What loan amounts do you do on this desk?

Minimum loan amount is $1,000,000. Standard maximum is $3,000,000. Primary-residence purchase can go to $4,000,000 on Founder, Operator, and AR at 720 credit. Investment purchase on the IL (DSCR) program can go to $3,500,000 at 700 credit. These are loan amounts, not purchase prices, and they are not an offer of credit.

What credit score do you want?

Private Client is marketed at 680 or better. The highest primary purchase ceilings use 720. The top IL investment ceiling uses 700.

Do you finance primary residences, second homes, and investment property?

Yes. Twenty-two states: primary, second home, and investment. Twenty-four additional states and D.C.: investment / business-purpose only (non-owner-occupied).

Do I need tax returns?

No personal tax returns on these programs. That is the point of the desk.

What if I fit more than one program?

One underwriter routes you to the strongest path. You do not apply four times. Say how the money actually moves. We pick the program.

Will you pull credit on the first call?

No initial credit pull. The first conversation is fit: occupancy, state, amount, how you earn. Credit is pulled when you choose to proceed.

What happens after I submit the form?

The form comes to Mayer with your profile, amount, state, occupancy, and consent. You can also book the calendar on the page.

How fast do you close?

Complete files on this book have been closing in about 15 days. Appraisal, title, and a complete file set the clock. That is typical experience, not a commitment.

How do I start?

Request the conversation on this page or call (844) 405-1935. Have occupancy, property state, loan amount, and how you get paid. Do not bring a rate target. Bring the truth about your goals and your financial profile.
